How many competitors exist?

There are a total of 787 listings in Roswell. 

Rental Type: In Zip Code 30075 which includes the downtown Canton, St market most of the listings are for Entire Homes which include apartments that are entirely setup for the guest without a shared living area. 

Rental Listing Channels: Most (64%) of all listings are listed only on Airbnb, 16% on VRBO only, and 20% are listed on both OTAs (Online Travel Agents). 

 

# of Bedrooms: The number of bedrooms is a top search factor when guests are searching for a short-term rental in Roswell. Of the Entire Home listings, 2% are Studio, 29% are 1 bedroom, 24% are 2-bedroom, 25% are 3-bedroom, 15% are 4 bedroom, and 6% are 5+ bedrooms. 

Rental Growth: A positive sign that a market is viable for short-term rental is if there is consistent growth of short-term listings in the market. Roswell has a 3% quarterly growth rate and remained fairly stable on the back-end of COVID months. 

Active Listings: Not all listings are Active throughout the year. See below for the trend of Active listings increasing since January 2022. 43% of listings are available 'full time' , meaning they were available at least 181 days in the past. This is an indication that there are a large number of listings that are part-time, possibly because owners travel and either use their home as home base or take their unit off the market for extended periods of time when they are living in Roswell, GA. 

Quality Hosts are attracted to strong markets, so how are host doing when looking at the guest ratings?

Overall Hosts receive a 4.82 rating (out of 5) with 90% of reviews receiving a 90% or higher. This is a sign that the Host are strong hosts, with a majority being eligible for Super Host.

Average length of stay is 4 days, sharply up in June 2023, likely due to weddings and sports travel. 

 

The best month for bookings based on occupancy and rates is June. RevPar (Revenue Per Available Room) was $269 in June which was up 41% from May 2023. This indicates there is some seasonality, enough that operators should expect to lower rates and expect lower occupancy Nov - Feb. Or, host can keep prices normal and discount for long-term stays when long-term availability inventory is a premium asset to have.
